Bright And Breezy! Keeping Your Skin Clear Through Winter

The winter is a punishing time for everyone and everything, but your skin suffers particularly badly this time of year. It’s the same with all of us – over the summer we find ourselves uncomfortably shiny no matter how much powder and how many blotting papers we use, and then suddenly November rolls around and our faces are as 
dry as the Sahara desert. It’s unfortunate, sometimes unattractive, and frequently uncomfortable.

Keep It MOISTURIZED

This goes without saying, really. Before you put on your makeup, you should always be rubbing in a layer of moisturiser first, preferably with a high SPF, even in the winter. Preventing your skin from being damaged by the sun is the best way to protect it. When you get home in the evening, take your makeup off and moisturise again, and then use a good night cream and eye cream before you go to sleep. Make sure you coat your lips with a thick layer of lip balm before you go to sleep. A heavy moisturiser should do the trick. Make sure that you keep applying lip balm through the day and that you use hand cream regularly to stop your knuckles from getting chapped.

​Keep Drinking Water

The best way to keep your skin healthy and hydrated is by drinking plenty of water. It’s a lot easier to remember to do that through the summer time, but you should keep your water bottle in your bag all year round. Ideally you should be drinking eight 8oz glasses of water each day, which is roughly two litres. Keep topping up your water glass through the day at work and remember that if you don’t like the taste of water much you can always buy a special cup so you can add some crushed fruit like strawberries and raspberries for a little added flavour.

Seek Medical Advice

If you find your skin getting really bad and unmanageable in the winter, you could try talking to your doctor or to a dermatologist about it for some advice. Look for a prescription online for acne treatment cream if that’s flaring up, and make sure that you take care of your skin and treat yourself kindly. Remember that almost everyone has problems with their skin this time of year and don’t feel too self-conscious – you are definitely not alone.

Keep Your Makeup Light And Dewy

Don’t try to keep your skin matte in the winter. The matte trend is over now, along with heavy contouring. These days it’s all about the strobing and dewy skin – although admittedly winter is a hard time to maintain that look! Don’t try to strip the natural oils from your skin – try to embrace them instead. Add highlighter to anywhere where light might hit your face, such as your brow bone, your cheekbones, the tip of your nose and the bow of your lips. You could also swap your pink and red summer lipsticks for darker berry hues as Christmas approaches.

WARDROBE

Change your eating routine

You may be used to having three meals a day - after all, most of us are. But combined with a moderate to active exercise routine, it may actually be beneficial to eat more frequently throughout the day. Swap your three meals a day for five smaller portions every few hours, and make sure they are high in fibre and protein. It's still important to have carbs with your food, but adding in a good amount of fibre and protein will help you feel fuller for longer. In a recent interview for People magazine, "I'm from New York, but I've realized how long it's been since I've been here because my face wasn't acclimated. I had bad skin all of a sudden!" Her fix? Investing in a top-notch exfoliator, both chemical and physical, to slough away aging skin. Dawson also relies on natural

Fast and Furious actress Michelle Rodriguez is living proof that less is more. With a minimal, laid-back beauty routine, she allows her natural beauty to shine through. "My must-have beauty product is my moisturizer. I care more about my skin and its maintenance than I do covering it up,"

When she needs to cover up, Rodriguez keeps it simple. "I cover my blemishes when I go out on the town with some tea tree oil to disinfect them, and then I'll put on an oil-free cover up under my eyes if I didn't sleep. After that I will apply a little lip stain on the cheeks for a fresh complexion. I'll put a little mascara, but that sums it up."
Actress and singer Victoria Justice stands by the notion that mother knows best when it comes to anti-aging products.

"I'm not super concerned about aging, but my mom didn't drink, smoke or tan while growing up, and she looks great. I'm following her plan,".

Make Property Your Career Path: Renting To Students

In the past, landlords ran a mile when it came to renting their properties to students. The threat of drunken students, all night house parties and general chaos and disrespect to the building itself were more than enough to put them off. But in recent years, landlords have tapped into the student market, and are now aware that renting to students can actually be an excellent way to go. Sure there’s some risk of out of control drunken behaviour, although that’s a risk you take with any tenant that you rent to. Many students, particularly those in their second and third year are actually far too busy spending their days studying and working to do much else. 

Here are some of the reasons you should consider renting to students.

You Can Charge Per Room

Rather than renting out an entire home for say 750 a month, you can charge per bedroom instead. Charging three bedrooms at 375 a month for example will give you a significantly higher rent payment each month. Of course, when you’re letting out a house for students there are other costs to factor in- for example, the property will need to be fully furnished. Many students will have moved from all over the country to the university so won’t have things like beds and furniture with them. All of this will need to be provided. You may want to look into student accommodation furniture which is specifically built with students in mind and so is more robust. This will save you money in the long run as you won't have to keep replacing it. You’ll also need to provide things like large and small kitchen appliances, and curtains and blinds up at the windows.

Most Will Want Twelve Month Tenancies

Twelve-month tenancies mean there’s less messing around for you, you don’t need to advertise and keep sorting paperwork as often. The university year runs from September to June since, this is longer than six months students will need to sign for twelve. Many will have summer jobs and may have things like re-sit exams too, meaning they will need the house for the full year. Since you can have parents to sign as a guarantor, it also means that rent payments are reliable and that the risk of damage is greatly minimised.

High Demand

Demand for student houses is high, so you should never have an issue getting it filled each year. If your property is close to the city centre or walking distance to the university, it will be even more highly sought after. Although elsewhere will work too providing there are good transport links. Demand for rented houses, in general, has never been higher, but it’s even more so for students. While many landlords have tapped into the potential of this, there still aren’t enough to student properties to go around in many areas. Which is terrible news for them, but for you means your property will never stand empty.
